My system is:

I’m going to ask you a lot of questions about what’s important to you about your life in a new home.

I work with my Buyer’s Plan. While it includes the expected, “How many bedrooms and bathrooms, price, location, etc., etc.” what I really want to know is how you and your family live.

Things such as, is it important to see the backyard from your kitchen? Is your family into sports or music? Do you watch a lot of TV together, or are you a reader who wants a quiet place to chill and read. Do you live to cook? Do you have a dog? Are you downsizing to a smaller home or need a larger one? And why?

Those are the things that make a life. Not dimensions, square feet and price. Although, I’ll ask about those, too.

When you and I both recognize what’s important for you, then the home search is more efficient and enjoyable.

With all the online search tools out there, I understand that you want to find the perfect place yourself. That’s fine. Although, I’m going to be right there with you. It’s my job.

I’m going to bring first class resources to help you for every step of the process. This starts with my awesome (I don’t use that word lightly) team at Wilson Group Real Estate. However, my team includes lenders, inspectors, professional tradespeople, closing attorneys. Maybe even a dog walker or having a meal delivered at the end of the day. Whatever will make it easier for you to focus on your search, I’ll be there to help.

My goal is to make your purchase as easy as possible. Although, I’ll admit, buying a home can be a daunting process and many times obstacles get thrown in the way that have to be overcome. I’ll get you past them though.

It’s not unusual for me to show my clients 20 to 30 homes. Or six. This purchase is important to you. I’m not going to ever give it a half-hearted effort, no matter how long it takes. That’s part of that is my passion for seeing homes. And helping you find the one you love.

Last thing, I’m with you even after closing. When my clients want to make their new house their home and add finishing touches, I’m your resource to high quality tradespeople to get the job done well. And, in the rare instances where an issue has been found after closing, I’m still there with you. I’ll be there to help and guide you through it.

  1. Love It or Leave It Guarantee. If, after six months, you don’t love your home, I’ll sell it for you without any compensation to me, and I’ll help you get into another home. That’s how confident I am in listening to your needs and in my dedication to finding you a home you’ll love. Certain conditions apply.
  2. I can save you money and angst. I know how much listed properties are coming off their listing price to closing price. If properties are selling over listing price, I can help you get into the home you love. I have a team to help you get to closing with the least amount of stress. I’m the orchestra conductor making sure everything is in sync.
  3. I know how to negotiate and overcome obstacles. I’ve worked in the business world for 30-plus years. I’ve negotiated work with Oscar-winning actresses and directors, for worldwide publicly-traded companies, and for million-dollar homes and $350,000 ones. There are items you can negotiate on besides price when you buy a home. Sometimes those are what win it for a buyer. Overall, I believe that steady thinking and action are always best.
  4. I will always communicate with you, the way you want, and you can always contact me 24/7. I’ll communicate in any manner you want. Text, phone, email, Whatsapp, FB Messenger, smoke signal.
  5. I’m going to tell you the reality of each situation. Good or bad. I’m going to tell you because I’m watching out for you.

The Buyer’s Representation Agreement

On August 17, 2024, the law changed about how Buyers and Realtors work together. Buyers must sign an agreement with their agent to see a property. This is law.

The agreement makes everything transparent about how much I will be compensated and all the responsibilities I must live up to. It also spells out your responsibilities as a Buyer.

At Wilson Group Real Estate, we have a separate agreement that we call a Touring Agreement. It’s a bit less formal, although specifies the main points. It’s just for specific properties. After those properties have been toured, the agreement ends. Unless you want to continue working with me.

If you tour a property that you want to make an offer on, then the agreement will move to a full Buyer’s Representation Agreement.

My duties to you

As a licensed Realtor© there are certain responsibilities I owe you whether you’re my Buyer client or Seller client. These are very important to me so I’m sharing them with you here. I will never stray from these.

They are:

  • Confidentiality of any information that could weaken your bargaining position. Or, anything that you do not want anyone else to know.
  • Loyalty to act in your best interest.
  • Disclosure of all relevant and material information that could affect your purchase.
  • Obedience to your lawful instructions.
  • Reasonable care and diligence in getting your business done.
  • Accounting for all communications and money that you entrust to me.

The steps involved in buying and what I do to get you to closing.

Below are all the steps to purchasing a home. It can seem overwhelming, although, I’m going to guide you through each step myself and with my team of trusted professionals.
