I have been thinking strategically for clients in business for 30-plus years. This gives me deep experience in how to strategize and market your home. And how to tell its story so that draws interest from buyers.
I’m going to meet you at your property and go through it. As I walk through, I’m going to ask you questions. What’s that stain? When was this replaced? When did you have a survey?
Here’s the thing to remember: I’m looking at your home critically so that I can:
- Make recommendations so your property is attractive to a wide range of Buyers so it sells at the highest possible price
- Market it successfully to Buyers
Whatever I recommend is always focused on getting your place sold.
There are usually one of three things my clients are looking for when selling their house:
- The highest price possible
- Sell it fast
- Off their hands as easily as possible
Sometimes one of these points takes priority. Other times it’s a mix.
The thing to remember with me, is that I’m not going to just put a sign in your yard and call it a day. I’m actively working on selling your property every week.
Before I put your listing on the market, I’ll give you my 10-Week Marketing Plan of what I’ll be doing every week.
I’ll also implement the marketing strength of Wilson Group Real Estate. Our marketing systems reach thousands of agents in Middle Tennessee. Your listing will also be on MLS (realtracs.com) and all major home search sites. And, most important, I’ll be talking about your listing with my Wilson Group colleagues. Since we know each other (a rare thing in some real estate firms), we’re familiar with each other’s Buyer and Seller needs. Which means we work together for the benefit of our clients.
To get your property looking great, I have a valued team of professionals. Contractors, electricians, painters, carpet installers, masons, etc. They can help you get your property looking incredible so it wows Buyers.
Most importantly, I’m going to be in touch with you every week. You select how you want to communicate and when, then you’ll hear from me every week at that time. I believe communication is the most important thing I do with my clients.

- I’m always working to get your listing the highest price possible with the terms you want. My mind is constantly turning over new strategies to get you the price you’ll be happy with. (Gee, I wish I could get more sleep.) If timing is the most important factor in selling your home, then I’m focused on that. This includes how to bring in new offers. Going back to interested parties. Different negotiation tactics (price is only one). Getting it sold by a specific timeline.
- I’ll tell you the tough stuff. It’s not all peaches and cream getting your house sold. We’re going to work as a team. Sometimes we’re going to have an uncomfortable conversation which might include some things you don’t want to hear. I’m going to tell you that the kitchen needs an update and new carpeting in the primary. However, I’m telling you because I’m totally focused on getting your house sold.

Why it’s smart pay a Buyer’s Agent Commission
At our initial consultation, I’ll ask if you want to offer Buyer’s Agent Compensation. It’s up to you if you want to offer this.
I recommend you do.
When we list your property, we want to attract as many Buyers as possible.
I know from experience most Buyers ask their agent to only show them listings that offer Buyer’s Agent Commission. So, if you don’t offer it, there’s a good possibility your property won’t get as many showings.
Without a Buyer’s Agent Commission, you’re shrinking the pool of potential Buyers for your listing.
Here’s how a Buyer’s Agent Commission actually increases a Buyer’s purchasing power for your listing.
Consider this scenario:
- Buyer is looking to purchase a home at $1,000,000.
- Buyer has $200,000 to put towards a home purchase
- Buyer plans to put 20% down towards the purchase and finance the remaining 80%.
Here’s how purchase price for this Buyer is affected by Buyer’s Agent Commission.
Seller’s Broker Offers Cooperating Commission of 3% to Buyer’s Broker
- Buyer has $200,000 to go towards purchase and financing
- $200,000 divided by 20% down payment = $1,000,000 Maximum Purchase Price
- Purchase Moves Forward!
Seller’s Broker Offers $0 to Buyer’s Broker so Buyer Must Pay 3% Directly to Their Broker
- Buyer has $200,000 to put towards purchase
- Buyer sets $30,000 aside to pay Buyer’s Broker
- Buyer has $170,000 to go towards purchase and financing
- $170,000 divided by 20% down payment = $850,000 Maximum Purchase Price
- Purchase Does NOT Move Forward.
